195 total sales activity against 94 new listings. Demand is outpacing new supply by roughly 2:1 right now — inventory is being absorbed faster than it's arriving. For context, a balanced market usually sits closer to 1:1. We're well past that.


What's Selling Over Asking

33 of 87 firm solds (38%) went over list price this week. That's a big number. The biggest premiums landed in established neighbourhoods with limited inventory.

#2 Wildwood — detached +$91,000 13% over list
#3 Silverwood Heights — detached +$85,100 13.3% over list
#4 Stonebridge — detached +$50,100 7.2% over list
#5 Briarwood — detached +$45,100 7.5% over list

Two homes in Mayfair both sold in 2 days, going 20% and 24% over asking. These were entry-level properties ($149,900 and $169,900 listed) — likely competitive bidding from first-time buyers or investors. If you're seeing a pattern here, it's detached homes. 25 of the 33 over-asking sales were detached properties. That's where the strongest buyer demand is right now.

Brighton

Busiest neighbourhood in the city. 21 conditionals and 7 firm solds against only 3 new listings. 28 sales on 3 new listings. Most firm solds at or above list.

Rosewood

11 conditionals, 4 firm solds on 7 new listings. Still absorbing faster than supply is arriving.

Briarwood

Zero new listings this week, but moved 5 conditionals and 3 firm solds. No competing listings — a strong position for any seller.

Pleasant Hill

All 3 firm solds came in under asking. Two sat 90+ days on the market. Sellers are still working through pricing expectations.

Evergreen

Plenty of activity but 4 of 6 firm solds went under asking. Softness is mostly in the attached and apartment segments.

King George

Single sale at 126 days on market, nearly $10,000 under asking. Long sits like that usually come down to one thing: pricing.

Days on Market — What the Number Actually Means

The average DOM for firm solds this week was 25 days, with a median of 16. But here's what most people miss: most conditional sales have a roughly 14-day window before they go firm. So the DOM you see on a sold listing doesn't mean it sat that long without offers.

Subtract that 14-day conditional period and the real median time to accepted offer is closer to 2 days. The real average closer to 11. A lot of these homes had offers within the first week of hitting the market.

11 properties (13%) were essentially sold on day one — DOM of 7 days or less even with the conditional window factored in.

The Takeaway

Detached homes are driving this spring market. If it's priced right and in a desirable neighbourhood, it's getting offers fast and often going over asking. The apartment segment is still finding its footing — sellers there should expect some negotiation. Brighton, Rosewood, and Wildwood are absorbing inventory faster than it's coming on.
